A mature territory, and houses reaching their second life.

The West Island developed in waves. Dorval and Pointe-Claire first, in the 1950s. Dollard-Des Ormeaux and Pierrefonds next. Kirkland last, with larger houses on wider lots. The result is a territory where almost every street announces its decade.

These houses have aged well and they renovate well. What dates them, most of the time, is not their condition: it is their layout. Closed kitchens, separate living rooms, basements that were never finished as genuine living space.

Further west the picture changes again. Baie-D’Urfé and Senneville hold few houses, on very large wooded lots, with tighter municipal oversight. The work there is custom, from plan through finish.

Layout before square footage

On most West Island projects there are enough square feet. The work is redrawing how you move through the ground floor, not pushing out exterior walls.

What the City protects

Several municipalities in the area regulate mature trees and the character of buildings. We confirm with the City in question before settling a footprint, never after.
